BIMTECH runs pilot projects in the Romanian construction sector, from which Post-Construction Reports are developed. One of these pilot projects ran during 2014–2015; the results are summarised in the report available below.
BIM in execution: the Primăverii 30 pilot project
BIMTECH runs pilot projects in the Romanian construction sector, from which Post-Construction Reports are developed. One of these projects ran between October 2014 and November 2015, on the site of a collective housing development (2B+GF+4F+5th setback) at 30 Primăverii Blvd., Bucharest. The report analyses how the BIM methodology supported the execution of the HVAC and plumbing systems and how it helped resolve situations that arose on site.
The context. At the time of contracting, the building had already been erected to shell-and-core (structural frame) stage, and the services design had gone through a full redesign. BIMTECH was brought on site for technical assistance, 3D modelling, remodelling and coordination — an ideal opportunity to test BIM in a real scenario, with an incomplete design and modification decisions taken on the fly.
From 2D to 5D
Over the course of the project, the team went through four BIM "dimensions", starting from the 2D documentation received (PDF and, occasionally, DWG).
Documentation
Gradual receipt of the architecture and services drawings as a starting point.
Modelling
A complete MEP model (HVAC, plumbing, fire protection), updated as-built based on site instructions.
Scheduling
An execution schedule for the team's own lots, generated directly from the 3D model.
Costs
Precise material take-off, used in preparing the payment statements.
What the model solved on site
Clash detection
Finding clashes between services and structure before execution, through continuous model updates.
Opening coordination
Core-drilled opening drawings and route checking against structure and architecture, in a three-dimensional environment.
Detailing & redesign
Smoke-extraction ducts, heating and plumbing routes, repositioning of AC units and refrigerant lines.
Quantity take-off
Precise material take-off to support payment statements and the tendering process.
4D scheduling
A work-front execution schedule, linked directly to the model elements.
Cloud collaboration
The model split into discipline worksets, stored in the cloud for around-the-clock access.
What we learned
⚠️ Causes of the on-site situations
- Incomplete design, non-compliant or uncoordinated across disciplines
- Design modification decisions taken during execution
- Poor collaboration between designers and contractors
- All three are directly addressed by the BIM methodology — the design-build process would have been better controlled had BIM been implemented from the earliest phase.
